A Zone of Theoretical Visibility (ZTV)
A Zone of Theoretical Visibility (ZTV), also known as a Zone of Visual Influence (ZVI), is a computer-generated tool used to determine the likely extent of visibility of a development. The tool tests the elevation (or a set of elevations) of the development against a 3D terrain model.
BASELINE ASSESSMENT
The initial stages of assessment are underpinned by a study of the existing landscape and visual context. A desk-based study reviews the relevant published character assessments, which informs our on-site field analysis. The landscape appraisal considers the context of the site to gain an understanding of the different elements and features that contribute to the overall character of the landscape, how this varies spatially, its condition and how the landscape is experienced perceptually. The visual baseline maps the extent of potential visibility, the receptors that are most susceptible to change, the nature of views and their visual amenity. The baseline assessment is supported by a suite of baseline plans, providing an overview of topography, OS map data and aerial photography. The use of LiDAR establishes the potential extent of visibility via a Zone of Theoretical Visibility plan (ZTV).
SITE VISIT & PHOTO RECORD
The Site visit allows our landscape architects to gain a first-hand experience of the Site and its setting. The site visit is planned carefully, using the baseline plans to determine the key receptors and important routes. At this stage the ZTV is a useful tool that helps us identify the most visible areas of the site from high points and other vantage points in and around it, allowing us to read the landscape and understand its visual context. We take panoramic views through single frame images that are stitched together by our in-house graphics team. These views are then turned into an annotated Photo Record, where we identify key buildings, existing vegetation, and other features within the landscape that contribute to the Site’s baseline.
THE DESIGN PROCESS
The baseline analysis informs your proposals, through the use of an opportunities and constraints plan, ensuring the development adopts a landscape-led approach, that contributes to sustainability and is responsive to the Site’s sense of place. We work closely with Aspect’s Arboricultural and Ecology teams, as well as other external consultant teams, to retain key landscape features and maximize biodiversity.
We do not seek to simply mitigate your development, but to introduce a range of landscape enhancements, using tailored planting mixes including ornamental and native trees, shrub and hedgerow planting, along with designed public open spaces, woodland walks, playspaces and much more that contribute to a high – quality development, that is shaped by the receiving landscape and visual environment.
